The Clarion Partners office renovation encompasses the entire twelfth floor, approximately 50,000 square feet, of the Helmsley Building at 230 Park Avenue in New York City. The mission of Clarion Partners is to provide healthy, safe, and productive places, and their vision is to be a leader in responsible investing and stewardship of the environment. These goals motivated the project team to earn the highest certification level with 82 total points. Five points were from SIG’s enhanced commissioning, which ensures that all mechanical systems operate at peak performance to meet energy reduction goals. An additional five points were awarded for green power purchasing. Clarion Partners purchased Renewable Energy Certificates (RECs) to cover 100% of the electricity consumption with wind power.

Choosing to remain in their current building in midtown Manhattan offered unparalleled access to public transportation at Grand Central Terminal. Their neighborhood also helped earned two exemplary performance points for density and proximity to rail stations, which both support walkability and reduced vehicle miles. Despite a compact urban site, the project exceed their construction waste diversion goal and recycled 98% (360 tons) of all jobsite waste. Reuse is the best strategy to achieve high levels of waste diversion, and this interior renovation reused interior structural walls, ceiling tiles, and 40% of the furniture. The furniture reuse greatly lowered the embodied energy of the project’s resource footprint.

Throughout the entire process, a big priority was creating a refreshing office space for maximum health and productivity. Constant reinforcement of this project vision helped earned 14 out of 17 possible points in the Indoor Environment Quality category. Every factor was optimized from low chemical products, indoor air testing, and access to daylight and views. The result is an open office layout with more natural light and reduced lighting power density.
